@Bill GulleyI wasn't anticipating, nor even expecting, you to advise on how this might play in Canada (that's why I tapped @Claude Boiron), but was hoping you might add some depth an clarity to Frank Chin's initial reply above (as typically practiced in the U.S.A.).It's intriguing, but the more I have dug into the idea, I'm still not convinced it's something I could pitch to a property owner easily.

I can (and will) ask you for paystubs, bank statements, etc, but we can't anticipate what rent will be on the place you pick, so my generic preapproval is only as good as those assumptions.* When it's time to get property specific, I say "investor and/or realtor, my generic preapproval was based on the assumption of $X,000 in gross rents that you provided.

I do get the at furniture and silverware depreciate over 5 years, but 5 years from now when they are fully depreciated, I don't anticipate needing to buy a whole house full at once, so the expenses are higher to start.
