At the end of the day, it comes down to supply and demand and how high of a demand contractors are in your region. 

I have done it once myself many years ago and it was not too hard, but I had it tested.When I hire someone to do it (which is every time in the last ~20 years), I let them worry about testing it and taking the "correct" precautions and disposing of the waste appropriately.With what my popcorn removal contractor charges for popcorn removal and texture, I would hire it out even if money was in shorter supply for me. 

Parking is another big one I look for, making sure their is ample off street parking, even if there is no garage, that again can always be added. 

I do know that supply at least in Hartford county Ct Commercial, Multi Family and Single Family is low. 

It's going to be very difficult to find a deal via FHA currently because of the high demand and low supply. 

Walmart, Tractor Supply, Lowes.

We still have more demand for rentals than supply.

However listings have been way down since March so the supply has been reduced.  

Inventory has continued to be in very low supply, especially affordable homes.

I have about 200 hedgeapple trees in my yard, and about 800 other assorted trees so the wood supply is basically endless.
