The other thing you have to consider is that if you raise the rent by $200.00 and then don't rent it out and your rent is $2400.00 you will have lost all your increased profit ($200.00 X 12 months) in one more month of the property being vacant.

I've been told "no" more times than I care to count, lost deals to someone who swoops in with an all cash deal, been told I don't know what I'm doing and how I'll lose it all (they were basing that on their father's experiences with real estate, not what I had done and researched)., etc.

Our rental market is strong and our friend told the renter that he would let him out of the lease (guy was a major PITA) but the tenant would be responsible for damages of lost rent and turnover fees.
