I do need to think about the whole "business" side of landlording.

I am planning on moving out of my state because breaking into the market in my area doesn’t seem feasible or achievable for me here.

I just ran it with a 15 year loan and 3.5% interest, and the P&I part of the mortgage goes up to 563, cash flow down to 227, for 9.3% cash on cash, but 23.2% total ROI when you factor the mortgage pay-down.My opinion is that 15 year mortgages don't make a whole lot of sense for investing in RE.

The garage is currently accessed from the alley (where the garage door sits) as well as a separate door from the yard.It seems that in the future there could also be room to add a 2nd property on the double lot, but seeing that would involve a whole new structure + utilities, would not be as cost efficient, as this area isn't one I would expect a lot of appreciation in.Thanks!
