I do need to be within an hours commute to the Portland area, so, any of the outlying towns, or even across the boarder into Washington state are options.

Does anyone know of a place I can apply for a homestyle renovation loan online in Washington state?

I moved to WA state and it was my primary residence that became rental.

I have a house in Maryland that's rented and not quite enough in to refi (19% invested), a small buildable retirement property in Florida, and a potential conservation sale in Washington. 

We would like to move back to Washington State at some point in the future as well.

We thought that owning in a pretty good market (DC) might mean it makes sense to hold on to the property anyways in the hope of longer term appreciation, but now I'm wondering if we should just sell and move on.
