You and your husband will be able to review reports from a manager and have a good idea if something is out of place on billing.I would just do the numbers on a lot of deals and estimate 10% for property management and use your experience to estimate the ongoing maintenance.  50-60 minutes away isn't too bad, just not close enough that you want to go out for small items.

And, yes, some of those items should be fixed. 

Your Homeowners policy will cover the basement items but the flood may not. 

That way adding a few grab bars and other items won't overwhelm you as much.

Consider asking for some special terms such as a partial VTB (borrow 60% from commercial lender and 20% from the seller), or consider asking the seller to have some work done on some bigger ticket items (such as new roof or boiler), so that cost is built into your purchase price and your loan basis.

Check your final closing disclosure to see if last month's rent will be itemized on the form.

I would prefer to have both of these items if possible.
