my view of CA law (I am not a lawyer) is that you cannot restrict occupancy on a unit to less than 2*(number of bedrooms) + 1.

Having an LLC doesn't offer you nearly the liability protection you think....when you are a small time investor, a half decent lawyer will get around your LLC in a heart beat.

After all, there's a reason why there are agents, lawyers, etc bc it's a completely different dynamic when trying to represent/advocate for oneself compared to doing it for others.

I would personally be more worried about it happening if I were dealing with Bob who lives across the street creating an LLC for me and 3 of his friends, versus a large company with enough money to hire the right lawyers and staff.

Definitely fish out the good parts of what the lawyer told you though.. all the legalities should be taken seriously.. but other then that, tell her, thanks  but stick to the facts and keep your opinion to yourself Smeagol!
