So it looks like he has 2 causes to cancel contract, 1) Seller cannot deliver Marketable Title and 2) Bank rejected the Application due to length of time.While he can't actually buy anything because his deposit is locked up, he needs to see what is available so he can make a decision on if he should stay in this prolonged Contract or cancel it and go on to another property.So he wants to submit a non-binding offer to purchase but cannot go into contract because he has no money for a down payment until the previous down payment is returned.HOWEVER, it seems as if the original Seller's Attorney wants to use this to claim Breach of Contract?!

A few answers to questions that I have seen asked on a lot of similar posts are:Our end goal is to make at least $6,000 a month passively by the time we are 35, and live somewhere it doesn’t snow.I do not plan on staying in the military, but obviously that could change depending on life.I do know a few people who have a little experience in real estate and quite a few people who have extensive knowledge in every area of construction.I am currently obtaining my bachelors in IT management and may get a job in that field to help fund this but I would prefer not to if possible.Thank you in advance

Should you stay out of the business because of that lost 3-5% margin, or is the opportunity cost of not doing the deal higher than that lost profit margin?

I would also like to include that we signed up for 1 year lease agreement and it ended in October 2017, we stayed in the house until February but didn't signed a new contract so basically it was a month to month lease situation.

The company I work with has about 20 units in the area 100% occupied and just picked up another 18 units and they never stay vacant for more than a few weeks.I don't want to miss out on this deal!
