If terms required of the Borrower are not being met, such as finance contingencies a similar demand letter can be issued but it get's a little hairy and the Seller should get a lawyer so he is not making demands on something that does not warrant a demand per the contract.

I skimmed the terms and conditions of legalzoom, and although they have similar limits of liability at least they do not appear to suggest external counsel for one's unique situation.

If you bought one of those with 2nd home type financing (should be better terms than an investment property) and pay the >$2,000 in taxes and ~$300/month HOA fee you are around $1200 a month which is probably more than a similar place will rent for.If you want to go a house for sure then the lowest place is a full rehab/ tear down listed at $260K (only 2br and 700sqft).
