Gina,I would like to suggest NOT offering anyone equity for help, especially in this tight sellers market.

My realtor spoke to the rep for the seller and mentioned that some of the units are occupied by squatters but that he will get rid of squatters before closing.

plus I would have boots on the ground or you go to the park and actually count all the occupied homes, count all the seamingly vacant homes, and then add up the rent to see if that is what matches up with what the seller is saying to you. 

Just got off the phone with what seems to be a motivated seller.

Thank you Wayne, maybe I am using the wrong word not easement but the seller said the lot is qualify to subdivide, the lot under both the zoning and subdivision ordinances, BUT HOW LONG WOULD THIS TAKE AND HOW HARD IS THIS ACTION GOING BE AND COST? 

Also the seller has said that the current value for all properties is 1.2 million.

I know how to fill the contract out that I'd have the seller sign, I need help with my double closing form, my contract to end buyer form, and LLC to end buyer.

Just purchase a rental property near Drake from a private seller, and it’s been 3 years since the last purchase we did... wondering whether anyone had any good recommendations for an inspector.
