I am a software developer who wanted to start my own software consulting company, but after reading about REI I have been quite interested and want to try my hand at it.

Eg. 2 yr old carpet was literally black, wood rot and leaks down the wall because they didn't shut windows when it rained, pretty much the worst tenants you could have.  

My biggest issue right now is tracking SOI and leadsI was leaning heavily toward using Podio and actually spent many hours of the past few days reading, and watching videos about Podio and i was all excited to signup for the software due to all the functions it is capable of doing with Globiflow, but when i called in to signup today, they sticker shocked me by telling me that it would be $120+/Month to gain access to the globiflow program. 

Invest in the stock market (good luck competing against professionals with billions of dollars in equipment and software) ; )OR invest in real estate.  

I am currently work as a Software Engineer in Long Beach but am looking to expand my knowledge of real estate investing.

What management software do you use on a daily basis for running your rental properties?

I'm 20 years old and I currently hold a full time job a software support specialist.

I will try and make sure my software is updated and restart my phone.  

Each local MLS determines their own software platform.

I track income and expenses in an Excel file that I created.I do my own tax returns as I am a CPA using the tax software that I use for my clients.
