Looking into getting my first multyfamily this is what the numbers look like to start off their is no tenants landlord hasant kept up with building for like 3-4 years .They have separate electric meters .Rents around here are 455 for 1-1 and 575 for 2-1 it consist of 4 1-1 and 1 2-1 I calculate I'm gonna put about 35 k into it to leave it like I want it central a/c and all.

Buying something with owner occupant financing will be the path of least resistance.Even if the place is not financeable by typical standards you can still get an FHA 203(k) loan which will let you finance repairs into the loan at the lower owner occupant rates.As Ann said really a hybrid of your 2 options given.
