Did you hire a property manager?

If I can successfully file a compliant to the property Taxes and separate out the Stoves, Refrigerators, Dish Washers,  Air conditioning units.  

Hire a property manager to get you started and watch how things work out.  

I want some tax advice & strategy in property & business entity, and currently i'm not such if i can hire CPA part-time to handle my taxation & book keeping.

Im well familiar with building material price sq ft. replacing propertie to hire and best use. shopping center. 

Also they can't test the air conditioner at any temp under something like 45* F.

I'd head them off at the pass and hire an attorney now.Have your attorney review and then, once they make their determination, have them send the letter to the bank.  

with that said I'm not sure you really need to do that, you can easily hire on a firm and use their expertise and connections as a team member to accomplish what you want, if you find good enough deals out there people will lend you the money!
