They did not know this and they bought the building and started to add on going to another story and they found out they had to tear it down because someone sold the space rights to someone else.

So, I worked with some real estate agents to find distressed properties, found some cash buyers but still got no where, more so because the agents I worked with that claimed to be investor friendly knew nothing about wholesaling .

I would buy close to the ferry, and only pick a building that is cash flowing at least enough to cover expenses.Oh, and I might have found a 'deal" in San Francisco, but it's a single-family home which would require me to Airbnb out two rooms continually to help with mortgage.

It is free and will post the unit to hot pads and trulia automatically.I found this a MUCH better source of decenf quality tenants than Facebook marketplace or Craigslist.

I've found that might be a little too much, but I'm not inclined to change it right now. 6% might be pretty much on target, but it does depend on the location (some areas simply have harsher conditions and also might be more expensive for repairs) and the age and condition of the property.
