Hi @Kevin Whisler,The few items I see missing are:- utilities (even if tenants pay, you have a common meter and water/sewer)- fire inspection (if your area requires that)- landscaping and snow removal...assuming it's not always sunny in Philadelphia :)The property insurance seems low to me, but I don't know your market so omitted that from my list, assuming you already verified that number.Good luck!

Also, each unit is separately metered for water and electric (somewhat rare in downtown Wilmington) and has W/D hookups.

Finding a legal 2-flat with an ADU will allow you to get 3 units without the SST being applied.4) Ask the seller if the property is metered or unmetered for water.

I have a call in to the city running it up the mgmt chain -- The property is under one address with the assessor, and metered the same way for water.
