What I’ve found useful after doing this for 4 years is to break down the year by seasons—look at historical data for peak, off-peak, and shoulder seasons.

It still has a massive amount of free information, but it has lost the small tight knit group of folks. 

This will help you get familiar with the process of buying and managing with limited risk.

I ended up getting lucky and finding this one on zillow.The biggest problem I'm seeing is that everyone in my area wants close to retail price for fixer uppers - and people are paying it.
