If you build a solid team and listen to them you'll be fine.

Make sure you stay on the good side of the building department and code guys and you'll have no issues.

you're just swapping a rental payment for a mortgage payment to build equity.yes, you can try to spin up off market leads; it takes a lot of work. 

I like fix & flip to build some working capitol. 

Currently, it is generating about $4,000 in monthly rent when fully occupied.These buildings needed a lot of work.

Consider building a network of local contractors and service providers who can assist with property maintenance.

My hope is to begin building my portfolio (probably fix/flips) this year while I continue to work with local investors on helping them build theirs.

We can't build as much in the northeast, so as long as there's demand on a Micro scale in the northeast values will hold and young people should be purchasing a long term fixed payment asset. 

As stated previously, my PM is already on this path (and just taking FOREVER ugh).  1 week to fill out and snail mail the city rental application, another week and they say they're waiting on the city to schedule the inspection.
