Not only did it have all the stuff covering the floor, but the entire interior had been spray painted purple and black stripes (obviously during some drug binge).

In my (our) area it can be a challenge to find a house without "black fuzzy staining" somewhere.  

Set a criteria at your screening agency and set up a pass or fail criteria...its not grey its black and white fail or pass.

Our 4-plex came on the market and for some reason was blacked out for showings.

Have you looked at other financing with a longer term to allow you to be in the black or cash flowing sooner rather than a 5 year time table?

This is just another black eye for landlords.
