What type of paperwork should I bring to the owner to clear out the terms and such?

The title company uses that to pay off the existing mortgage, and you get clear title. 

I'm clearly sold on the benefits. 

My seller is asking $9k title is free and clear taxes are paid up.

My husband wants to write her an official letter demanding that she keep the space clear or at least tidy.
