I hear some people talk about using credit cards in order to pay for appliances and furnishings.

Full renovation including a new roof, new floors, lighting, upgraded bathroom, SS appliances, and granite.

Take a look at each of the line items I specified earlier and price them out plus remember if you're going to set it up as a rental you'll also need to have it move-in ready with all fixtures and appliances, landscaping and everything.

Overcoming a shared kitchen, as simple as much nicer appliances and kitchen than they would find in an apartment (Which also attracts amazing cooks).

Furnishing/linens/appliances can be costly and are more than a one day experience to acquire.

Interior received paint, trim, new hand-scraped engineered flooring, rebuilt stairs, custom tile work in bathrooms, updated cabinets with stainless appliances and all new electrical and plumbing fixtures.

I used to be the guy with a water heater strapped to the top of my Geo, but now have appliances and material delivered or sub out crummy jobs that need a truck like trash out, gravel, mulch, etc.  

The only need fixing is the exterior paint and update the kitchen's appliances,counter top, and washer/dryer.

Trust me, if I have to, I can convince a woman with children, why she doesn't want to rent a house with granite or stainless appliances, which makes my listing more attractive even at the same price. 

Also no major appliance issues.
