Ask agent to compare offers in a spreadsheet - anonymized - like Party A, Party B, Party C to compare offers as apples to apples.

For reconnection : you'll want to make sure the A) gas valve is working well B) the thermocouple is working well & sending signal to pilot without effort C) the igniter is working well OR, the tenant can reasonably easily reach in with a match or BBQ lighter to light the pilot.

Interest earnings on a loan are not subject to UBIT.If you were to foreclose and therefore take ownership of said stock, then income to the corporation could potentially be subject to UBIT, depending on whether this is a pass-through entity (UBIT) or a C-Corporation (no UBIT).

The only properties you can expect to find in Miami for under 150k are either condos (in which case you have to deal with HOAs and associations), townhomes (again, HOAs), or SFR in D or F neighborhoods (warzones).Honestly, in B and C neighborhoods that most would target for solid rentals with likely appreciation, the land value alone will be close to that budget.

A good way to do this is to fix up a property, move into it for a year while you fix up the next one, sell property A, move into property B, Fix up property C ... rinse & repeat.
