ROI without appreciation: -24.11%Cash on cash: -8.20%I know Zillow.com is not an accurate barometer, but it has the property valued at ~$160,000, and comps put it in the $150K range on a per square foot basis.This seems like a good deal to me because of the discounted purchase price, but the negative numbers in the analysis concern me very much.Advice, thoughts, concerns???

Assuming no significant issues (such as repairs, etc.) that would cause an investor to avoid the proerty, why hasn't someone else purchased the property if they would generate a good cash flow?

If the $1600 is covered with adequate return on the down stroke and the condo is ready to go (move-in condition) and the neighborhood bodes well for appreciation what is the concern?

Even if the material only inspires you to do something different that could be good enough.In comparison to what most people watch on TV I would not be all that concerned about many of the seminar folks.

The house was wrapped in tyvek and then the foam barrier was added follwed by the siding.My mom's house looks completely different than it did for 30+ years, but that was caused by the addition of a 6 foot bay window that was a picture window.
