Corrective Action Needed! HELP

Non investor family member contacted me about todays closing. He just purchased a condo for approx. $185K. 80/20 Note is approx. $1400 w/ $200 HOA($1600 total). I think this is ridiculous, but I could be wrong. Any suggestions on a corrective plan of action? Location: DC Metro/MD Suburbs
