How does this work?

I've been working on real estate investments (both multifamily and commercial) for the past couple years and have learned a lot about the process.

Education does not need to be connected to your work per se, but rather improve your current work skills (or be required as part of your job with CEs for attorneys, accountants, etc.).I don't think it was missing. 

The cost of labor and materials now is insane.The type of work on my custom house is about 400 a foot.

Hello, thank you for your response. my main goal is financial freedom, I own a corporate training business and have been able to save money, but now I would like it to start working for me through smart investments.

Considering the concept "you make money when you buy" how would you reconcile that against your recommendation that a new investor starts with a turnkey rental vs a property that needs even minimal work so there's equity in the property after repairs/upgrades?

I work with a lot of investors from California, that can't make the numbers work there.  

I've been reading through the posts and seems like this is the place to be for RE stuff.I house hacked my way into my current primary residence, put significant work into renovations, and am ready to move for several reasons.
