I think you have to come up with a unique angle or make it more of a focus on networking and building relationships, rather than having a "better monthly topic".

Take the broker's OM and review the T12, P&L, market cap rates, LTC, comps, how much products are trading for in that market, value add angle, etc. 

I don't think asking for this information should be a huge ask, but as one of the other people in this thread pointed out, it seems like maybe you just need to approach your desired change in how your relationship works from another angle.

Too little information to know for sure as it can be a wide variety of things.

Invest widely for diversification and higher return or "don't put your eggs in one basket", is a similar message.
