If doing it yourself can produce better returns then weight out the cost of using your own capital, time, and energy to any additional gains you would receive to see if it's worth it.

Another caution down under is to usury law and attempting to add interest to a subsequent buyer over that of underlying mortgages, this becomes complicated as the end buyer is paying a weighted rate of interest as a per cent of the underlying mortgage and equity financing, if any.      

I would say though that anything in the safety category you need to address straight up or it will come back to bite you.
