I have almost no social life during the week, haha, and then I grind hard on weekends to catch up and push the needle forward. 

Since you will be living there maybe you can buy a house that requires some value-add (like weekend projects etc) but nothing overwhelming. 

If you are working on it during the day and weekends, too bad. 

This is a very good point, some of the land is wooded but one idea I had was building a tiny home in a cabin style somewhere on the property , and using it as a STR. it was further thought about as over the weekend I just stayed in something like that!

I came across a 7 unit in Tuscon in the $565K range this weekend.

We were supposed to get married this weekend, but we had to postpone due to COVID.
