We also have the option to put the tenant belongings on the curb if the tenant does not request storage... which is a less expensive way to do it.

We have done both, but in our home jurisdiction there is a very limited set of criteria for requesting a property be delivered vacant or partially vacant, so we have become quite accustomed to Closing with tenants.
