Another interesting one relevant to Texas and our wild weather: If any property damage occurs due to a tenant leaving a window open during inclement weather (rain, hail, tornadoes, etc), the tenant must pay to repair the damages.

The other one is expenses are at 40%, which seems justifiable with new construction, but maybe run your numbers with 50% expenses and higher vacancy to see if you could weather that storm.

Much of the Houston area damage seems to have been caused in places that have resisted flood damage before due to release of water in Barker & Addicks Reservoirs  and also from Lake Conroe that hurt Kingwood and Humble area.

It's this thought that allow him to weather the winter.Us INVESTORs (by the way, I don't consider too many people Investors if they are owning Real Estate but are doing a LOT of work for it, those people have a job), in order to be good, need to think about the FUTURE, in my case, at least 10 years out, and always saying to myself, how many NUTS do I have to put away to weather the intensity of the WINTERs that I see in the FUTURE?
