I find it odd that someone on here told me that i can't evict due to son not being on the lease but living on premises yet county said if more than 30 days that is a valid reason to evict.

The previous lease will be valid until the lease is up.

@Shaun Inniss @Bonnie LowHere are a bunch of prior threads on the topic.The cleanest way is to form the llc, deed the Title over (perhaps preferably with a warranty deed to maintain the Title Insurance), and refinance into a commercial loan. 

These are all valid questions to determine if its worth it or not. 

If you have the cash, I’d get it fixed, and include either a warranty, or some kind of letter from an engineer signing off on the fixes.
