Newbie questions in idaho

Me and my husband are getting ready to jump into investing in idaho. I have some questions I haven't been able to find answers to.

When you purchase a property with renters already in it, does the previous owner give us the security deposit? Or how does that work?

Do you recommend using an attorney to draw up rental agreements or find one online?

Tim gave some great advice with the estoppel agreements.  That will definitely save you some headaches down the road.  Title handles the security deposits as well so it makes the transfer easy in most cases.
