The tenants in the property were barely screened, just a warm body placed, and then after the new owners owns for a couple of month, there is no cash flow, the tenant must be evicted and after eviction and in the process of finding a new, actually qualified tenant, the house gets ripped and stripped and the owner who paid too much to begin with now needs to put another $8 to $10k in the property before they can rent it.So - learn your sellers, some are one and done and some want an ongoing relationship with you.

I then went and apprenticed with him for 3 years.. which included daily windshield appraisals and a nice lunch LOL.. but he was at it 50 years to build that clientele.So going it on your own with limited experience or no experience and no real warm market to tap into.. is very tough very.Now when I am a guest speaker at REIAs all over the west coast.. first thing I ask Is show of hands how man have their real estate license.. about 60 % of the room raises their hands.. next thing I ask is how many are private lenders.. about 70% of the room raises their hands.. so it could be were your going to your meetings.. there are far more money on the coasts east and west than in many other markets.. and sub markets. there just is.. so you have to go to where the money is.. not to meet ups full of beginners.. or wholesalers that's a waste of time.Chris and @Bob Malecki always talk about the note events in Dallas I think and in Vegas that's were you find those with money .. and those usually cost a grand or so.. plus you have to fly there feed yourself and get a hotel room etc.But this is a slow LOOOOONG process to raise investor capital.. and experience matters. hands down.
