Minimal effort: have the leasing agent do everything.Maximum effort: you coordinate all the rental listings, open houses, background checks and leases but hire the agent for 'showings' only.Maintenance: Having a local contact is key, and sounds like you already have an option!

Finally, be sure to join rental housing association (rhawa.org) they are an excellent industry association that supports and represents many smaller landlords in seattle and surrounding region.I have 8 units in 3 buildings right now in south seattle and vicinity; my strategy has been to buy under-managed but functional buildings needing mild to moderate rehab, do the work over a couple years with a mix of my own effort and contracting things out, bring rents up closer to market, then long term hold.

You just have to make sure you have close to zero loss.In the last 8 years, I've had 3 tenants that I've granted early termination, and they have cooperated with my efforts to rent the place out again.One of them was short on cash, and if someone can't pay, you get them out immediately, ideally without any loss of rent.Second tenant was a roommate situation where one moved out 7 months into the lease.

If you speak to her (or her sponsoring broker if she has one) about it, she may let you out of the Buyer Rep or amend it in an effort to not muddy her business reputation.
