There are a lot of things that can go wrong in an investing business, most of them unexpected.

Hi @Jay Zoo -  glad to see that tenant is on the way out, let’s look at the fix up cost issue today.

I think if Covid has taught us anything... it's that the unexpected can (and will eventually) happen.

It seems as though you are light on reserves and that can put an investor in a tough spot when it comes to unexpected things that come up and/or puts a lot of pressure on filling a vacancy, etc.

My main concern would be future guests (esp those with pet allergies) giving me 1-star bc  they couldn’t stop sneezing all week while on vacation at my place & now they’re pissed at me that I let a prior guest have a petI guess if you’re gonna allow pets make it clear in the listing so people with pet allergies don’t stay there and give you unexpected 1 star reviews

Consider factors such as the scope of work, materials, labor, permits, and contingency funds for unexpected expenses.

If electric, then you added a 30-amp circuit to your board, in addition to whatever else you added for the lights and outlets.

It’s been another 4 months and I’ve talked to twice as many people but still no deal.I do have 4 very promising leads whereas the first time was a cold lead that turned hot out of the blue and was unexpected.
