If you focus and specialize on one part of the process you can master that as opposed to being a jack of all trades. 

Also, prioritize keeping some reserves, and make sure you have an emergency fund. 

For starters, I would make sure you have 2-3 months in reserves as an emergency fund as it's not clear what sort of assets you have at this point. 

It deffently opens your eyes to the rules of the trade.

I have a lot of connections in the trades and knowledge/experience that could save me a lot of money and maximize returns.

Lots of deals are trading with future rents priced in.

It has also extended the eviction ban from the "end of the state of emergency" to 90 days after. 

And, for some time, it looked like it made sense.... if one did ZERO research and had NO clue about investing in the market and trading ie NOT an investor and NO place trading.
