Optimized doesn't just mean your digital environment, but all the basics like making sure the rooms look photogenic and have an Instagrammable moment, having backups off all bedding and replaceable items so your property always looks like the pictures, setting up strategic partnerships with local businesses, tour guides, etc...As far as management - make sure to have a handful of cleaners and contractors on good terms.

Hi Holly,Here here.I'm not a fan of debt either lolWe loose 90% of business because we turn down turnkey investors looking to finance.The reason is mostly two-fold:1) Our price points are low entry and we have the luxury of not being volume focused so we just refuse to deal with closing delays when it comes to selling via financing.2) I don't believe in leverage when first starting to build a portfolio.

However, many of those properties are actually on ground leases, so its very rare that the shopping center owner is willing to parcel off a pad and cell it, more often than not they are retaining the dirt and the restaurant is leasing the dirt (generally $100K-$180K annually from most markets I operate in) and then the business builds the building and when they leave the LL gets to keep it and lease it to another tenant.
