(i.e. screen tenants thoroughly, in-house pm, maintenance warranties, easy to contact, good communication, knowledgable) #3 - Get excited about the opportunities that you are providing for your self, your future self, the community you are investing in, and your peers who are all watching and learning from you.  

@Jonathan Schwartz, the method you describe can be very accurate and thorough.

I have a great inspector that is extremely reliable and thorough with his inspection reports that does all prospective and acquired properties in Miami.

I have interviewed a few people and will take the time, no matter how painful, to create a thorough checklist so that expectations are clear.
