I would have stuck to the phone to get as much information from the seller, including (and most importantly) what their motivation is for selling.

Yesterday I sent out four text campaigns; 3 to FSBOs in NJ and 1 campaign in Maryland.

Very creative with adding a 1 in there and with a text mail account, they will never answer the phone, which is another reason to be cautious with someone who can only communicate through email.
