The house is 2.5 miles from 2 hospitals and 30 minutes from 3 other medical facilities. 

According to FHA those 2 dogs are now medical devices and your HOA bylaws cannot restrict medical devices.

@Doug WebbI’m not sure about how Seattle’s laws are but in Rhode Island which is medical (I’m a patient) and Massachusetts which is recreationally legal smoking on your deck would be considered smoking in public which isn’t allowed.

Nope they don't care you cant work you lost all that money medical bills stacking up marriage is in shamble and you no longer are that parent who was once involved. you are advised you have to leave your home which splits your family (YOUR WHOLE WORLD) and they don't care!!!!!

The more cash flow you get,  normally the less appreciation and visa versa.To your point, if you want a balance of both, I would target a tertiary market 30 min to an hour outside a very fast growing major city.

We need to be within a 10-minute commute of the medical center, so for us our target market is Third Ward/South Central/Macgregor/Greater OST/South Union.Could someone who knows these local markets give some insight into price of renovation per square foot?
