Reached out to some super helpful people on this board and thought I'd get the community's feedback on this one.I've narrowed my search to JC due to AirBnB laws changing in support of owner occupants. 

Text message received = work order; if item repaired or replaced and I did the work, then I'll have a text message sent back to the tenant showing work completed; if it's something I had to purchases (new stove for example), then I'll have both the receipt for the appliance store & a text back to the tenant showing the work was complete.One of the nice things about my properties is I fall into that tiny sliver of properties that are exempt from having to allow emotional support animals. 1 property being a single family house not brokered by a real estate agent.

I just wanted to find out from some other home owners that have used this or lenders that support it what's the catch or details outlining what the state the house needs to be in and what is supported by this.I feel i have enough funds to support a decent renovation on this house out of pocket.

You need to look at what surrounding market supports.

And expect the underwriter to ask for docs supporting some of those claims. 

Anaheim has received a lot of investment dollars in A-Town, Downtown Anaheim, and into the ARTIC Metro to support the job market in & around Irvine.

I called support up and asked how to fix it and they said that's a complex tax law question and I would need to UPGRADE my service. 

While I am aware that there are multiple avenues and practice areas within real estate law, I was wondering if this career path may also be beneficial in supporting my future real estate investing endeavors.Also, if there are any real estate attorneys reading this, I would greatly appreciate any thoughts/inputs on the profession and if you would recommend a similar career path to others.Thank you all for your help!

If a deal can't support a 3rd party manager, then it's not a good deal imho. 

Do the comps support a $300k ARV?
