For an LP to be filed, and be legitimate, there has to be an underlying law suit filed.

@Justin Megna this may sound broad, but study every factor/variable that may have an effect on your investment strategy and specific target market.

My understanding is that the statewide eviction moratorium in CA is still effective until the end of this month.

I'm not suggesting that you not look into ALF, but recent events has really ripped the roof off (literally) on the business model and difficulty for owners and managers providing for residents AND the resulting law suits that will follow when bad things happen.It would be my guess that business E&O, liability insurance will reflect these newly visible realities.   

If I were in your shoes, I would look for a house near transit access that has the potential for a legal rental suite. 

That being said, I do recommend using a combination of letters, postcards, and flyers throughout your campaign so you can see what is most effective in your market.

It is an SFR with a detached in-law suite, so it has two rental incomes, just like a duplex, but has the LT equity growth of an SFR. 

in particular regulations that in effect result in not being able to get bad tenants out of your unit for lease violations (except as related to health and safety), non-payment, etc. 

Once side, Attorneys and suits take time/effort but on the other hand, we have to fight for the unfair/unjust treatment, so they don't abuse others.

I would like to hear some of the pros & cons of this strategy from anyone who has done this before and if this has been an effective strategy for you.
