While turn-key properties match certain investment styles, you need to keep in mind that many people will say a property has great cashflow when they are trying to sell it.

I've connected with a Seller who has a traditional 3/2 ranch style home that is structurally fine, but is in need of total interior renovation.

The end goal is ultimately to get away from the 9-5 life style.

In my own campaign's I switch between handwritten style and professional letters.

However some great advice I was given was to spend some time in places like Lowe's or Home Depot and become familiar with materials needed to rehab a home (price, types, styles etc).

It seems from your response back to me that you are much more interested in "driving for dollars" style of marketing.

I'm looking forward to this more interactive and "real world" style of investments.
