Direct Mailing Advice....

I have about 350.00 I can spend a month on marketing, I have read recent blog post so I have an idea who to market to.

I'm interested in hearing where is the best place to find a mailing list..?

How much should I expect to pay for this list (even if its a ballpark estimate).. ?

Should I Vary between letters and post cards..?

Also when I send a letter should the inner content include specific address of property of interest such as.  EX: Hi i'm interested in buying your house on 1234 Main St... etc...?

Hello @Rey Delgado! Thought I could take a stab at some of your questions.

We use Listsource.com primarily for mailing lists. I like it because we are able to search for certain leads based on a specific location with specific criteria. Criteria like bedroom count, equity %, median price, last sales year, etc. Helps us find lists that include only the types of properties we  are interested in.

As for the type of mail piece, I would recommend to switch up the mailers each time. A postcard, a yellow letter, typed letter, zip letter, etc. This will help you to gt your message read multiple times with less risk of it being too familiar and thrown away. We suggest to send a different marketing piece every 3-5 weeks for 5-7 months. Follow ups are very, very important s it's awesome that you already have a budget specifically for marketing already figured out.

Lastly, the message can be short and simple for the first few touches, and you can elaborate more later on or over the phone when they call. The most important thing is to get your name and contact information easily visible, and possibly in there multiple times.
