High school math teacher here...extremely fed up with lack of funds all year round leading to tight spending during vacation. 

I started going to the teacher-led and it is a lot faster because you have to allocate the days to go to class and take the tests.  

I began my career in managing multi-family communities from luxury to student housing to single family income producing properties.

I have been a Teacher/Coach and a part time realtor the past 4 years.

We also found our screening to be more thorough in most instances.Additionally, we were unable to find a PM company willing to take-on the additional "services"  and perks we offer to our student tenants.
