I know some folks getting a 7% ROI in CA now renting rooms separately to college students in a large SFR in Sacramento, so it works.

I think that is just easier and lets me learn how everything works before I start investing out of state.Thanks everyone that has participated in this thread.

Greetings @Eduardo Tanamachi  Many new investors look to turnkey to get started, as it provides an entry point that requires less hands-on and allows an investor to participate in markets that offer higher returns.

Well, that's great idea to do STR or LTR, however, the challenge is that there are not college close to my house, and we have two young boys so I am not sure if college student will like that.

I'm in the same boat as @Lane Kawaoka , we participate in some deals an LP and some as a GP/sponsor depending on the deal and the co-sponsor/operator.
