@Andrew Tucker  In response to whitewash and paint the ceiling white opinions I just have to warn you it is a lot of work or expensive work that will cost you some down time.

Put a water alarm in the kitchen sink cabinet to warn of leaks from plumbing there. 

I'm working to get my first property listed as well and can relate to a lot of what you posted and will definitely heed your warnings on the lease signing once I get there.

Just like Thomas knew there wouldn't be any first person responses, I'm sure the folks that are flabbergasted we use business entities as part of our asset protection plan will not come back to BP and warn us of the dangers if they ever get sued for more than their umbrella policy.

If it was theirs and they installed it I would go after them for full rent as well as the cost of repairs.Landlords take warning ...never allow a tennat to install a window AC unit.

I saw this coming and warned my agent and let the selling agent know, and told them to make sure this was taken care of prior to closing.

Also I have been seeing a financial adviser and he warns to put 20% down instead of the 3.5% an FHA loan would give me, I still want to have as little money as in the house as I can have to a reasonable extent.

The cash flow on paper is tempting but coming from those streets I’d warn people to stay away.
