If a seller doesn't like my offer or asks me how I arrived at my number it's very easy for me to show them as I have a specific method to calculate my max offer price.

Hi everyone, I've been looking on MLS for a multifamily in Lowell, MA where I live, unfortunately there are no deals around within my reach, specifically 2 family under 200K and 3 family under 250K. 

Yes, I could buy something and make $ but there isn't enough margin I beleive for a correction that I feel is coming.
