But I would consult with a CPA that specializes in STR.

Also, two of my favorite books on the subject are the "Hands Off Investor" by Brian Burke, and "The Definitive Guide to Underwriting" by Robert Beardsley. 

But as population growth cools off, so do real estate prices.

They also aren’t budging in letting see or bid on the house off market, which is frustrating.

My concern here is that people can get pissed off and potentially damage the property when they are forced to move out. 2- a more passive approach to just suck it up and when its time to renew the lease then increase the rent by several hundreds of dollars so that they will leave on their own.

I would go with an instutional broker that specializes in investing.

As mentioned it will often be hard to sell one of the properties before the entire loan is paid off.
