You can receive cashflow and not need to staff any maintenance.If the focus is on adding value and not market appreciation, that tends to be labor intensive.If the focus is on appreciation with just enough cashflow to keep things ticking over, then different again (SFR up to 4 units).So, there are lots of solutions and they can be wrong if the investor is not really clear about what they want and what they are prepared to give up.

If there is anyone living who owns more than 15 rental properties (there is), then there is also a solution to this "problem" (there are several by the way) - and you will learn them along the way.

I am looking at property management companies and am running into the problem of my cash on cash roi falling apart with the tenant turnover charge, as most places charge a full month rent for each tenant turn.My possible solution is to utilize the out of state property mgmt company to manage properties in Texas.

So I need to come up with a solution as I'm planning on moving out soon.

@Shane H. this is quite comical lol. i wonder what these people are suggesting to be the solution if youre going to "abolish all landlords". so what...should the government be your landlord?

After listening to another BP podcast recently, I would perhaps put some thought into seeing if there's some sort of creative solution if you did something completely different. 

I maybe wrong on some of these info, but I’m just following advice that I was given and open to more alternative solutions.
