The rule that always works for me......manage from your head and not your heart.Don't listen to the stories and offer of applicant #1Your best choice as described is applicant #2You want to be able to sleep well at nights with good tenant selection.

Yeah, I can see the problem - - USE THE COMMERCIAL PROPERTY PURCHASE AGReEMENTeven if it's a SFR, which everyone goes to sleep on as an Owner Occupied transaction.FOR REI, you're headed (one way or another) into a rental (even if you flip to someone else who becomes the landlord).

What I would ask myself, does the limited liability that comes from the LLC (given that your property is an official asset of your LLC and shows up on its balance sheet) make me sleep better at night and does the cash flow from your property cover the mandatory tax of $800 as well as the cost that you have for maintaining your LLC (e.g. for a CPA to do your tax report etc.).

Tenant says my notice is invalid because I did not itemize the deductions Help, I am loosing sleep over this.They are demanding me to return the deposit else they will file in court for security deposit and lawyers fees .
